What a 3D floor plan delivers
A classic 2D floor plan shows dimensions. A 3D floor plan adds furnishing, materials, and proportions — and makes it immediately clear how large a room actually is and how it can be used.
Images are rendered orthogonally from a bird's-eye view, furnished according to style direction, and delivered at a resolution that fits online portals and print alike.
Where 3D floor plans are used
Exposés and listing portals
Directly usable for listing portals and your own exposé. Buyers understand the layout faster — higher inquiry rate.
Developer marketing
Before move-in, show how a unit looks furnished. Especially helpful in larger projects with multiple unit types.
Furnishing and layout variants
Show one apartment with multiple furnishing options — as decision aid or inspiration for prospective buyers.
Complement to interior renderings
Pairs with interior visualizations: the plan shows the layout, renderings show eye-level views — together a complete picture of the apartment.
How a 3D floor plan is made
Three steps, typically within one to two weeks.

Briefing and plan
You send the 2D floor plan (CAD or PDF) and a style direction — modern, classic, Scandinavian, etc.
- 02
Furnishing draft
A first draft shows furniture choice, arrangement, and material palette. Here we decide on the variant to develop.
- 03
Final
After sign-off, the plan is final-rendered and delivered at the agreed resolution.
Who you'll work with
This studio is run by me, Philipp Poschmann. I hold a B.A. in Architecture and have been working in architectural visualization for eight years — both employed at small studios and independently. The architectural background helps me read plans correctly, reconstruct views true to the design, and speak the same language as architecture firms, developers, and agents.
Tools: 3ds Max, V-Ray, and Photoshop. Delivery in German and English, based in Lübeck.
